UAD 3.6 Is Here — and I've Spent Two Years Getting Ready

Teaching South Florida Realtors what UAD 3.6 means for their transactions.

Over the past 24 months, I have been training with specialized software and taking training classes to prepare for the most significant change to residential appraisal reporting in decades: the new Uniform Appraisal Dataset 3.6 from Fannie Mae and Freddie Mac.

My training has had one focus: making sure I'm ready to serve in a capacity where there are no delays — and no sales contracts lost due to a delayed turnaround of my appraisal.

The National Association of Realtors recently recognized the preparation appraisers across the country have been doing — learning the new dataset, testing software, adapting workflows — and reported that 75% of appraisers are now ready or actively preparing. Read the NAR article here.

Here's what my preparation has looked like:

  • Hands-on training with UAD 3.6–ready appraisal software — installed, tested, and already running sample reports through the new format
  • Industry and GSE training courses on the new dataset and reporting requirements
  • Teaching Realtors what the changes mean for their transactions, so agents know how to keep their deals on track

For Realtors and homeowners, the takeaway is simple: the appraisal is often the last hurdle before closing, and I'm not going to be the reason a deal stalls. If you have a transaction closing in the months ahead, call me at 786-303-3435 — let's talk about your timeline.
